The Hong Kong Monetary Authority announced the results of the residential mortgage survey for April 2022.
The number of mortgage applications in April increased month-on-month by 20.5% to 11,830.
Mortgage loans approved in April increased by 10.1% compared with March to HK$38.2 billion. Among these, mortgage loans financing primary market transactions decreased by 8.8% to HK$5.7 billion and those financing secondary market transactions increased by 20.7% to HK$23.4 billion. Mortgage loans for refinancing increased by 0.5% to HK$9 billion.
Mortgage loans drawn down during April decreased by 24.7% compared with March to HK$19.3 billion.
The ratio of new mortgage loans priced with reference to HIBOR increased from 97.1% in March to 97.4% in April. The ratio of new mortgage loans priced with reference to best lending rates decreased from 1% in March to 0.8% in April.
The outstanding value of mortgage loans increased month-on-month by 0.1% to HK$1,762.5 billion at end-April.
The mortgage delinquency ratio remained unchanged at 0.04% and the rescheduled loan ratio remained unchanged at nearly 0%.
