98年8月住宅按揭統計調查結果公布

香港金融管理局(金管局)最新的每月住宅按揭統計調查結果顯示,1998年 8月份按揭貸款活動持續放緩。

8月份新借出貸款總額從7月份93.1億元減少至 84.3億元,跌幅為 9.5%(7月份跌幅為0.7%)。8月份新借出貸款平均金額為162萬元, 較7月份錄得的160萬元為高。

8月份新批出貸款總額顯著減少42.1%,至61億元(7月份為105億元), 反映7月及8月份物業交投處於低水平。8月份已批出但未被取用的貸款減少 52.3%,由7月份的78.3億元減少至37.3億元。

在8月份新批出的按揭貸款中,平均按揭比率為58%(7月份為60%),而 貸款平均合約期為217個月(7月份為226個月)。新批出貸款中 99.2%與業主自用物業有關。

8月份的未償還按揭貸款增加0.64%,7月份增幅則為0.81%。截至8月 底,過去3個月的按年計算未償還貸款增長率由7月份的9.2%,跌至9.1%。 過去12個月的平均增長率則由7月份錄得的13.7%,跌至8月份的12.0%。

一如預期,8月份按揭貸款拖欠比率(過期3個月以上的按揭貸款佔未償還按揭貸 款總額的比率)持續上升至0.44%(7月份為0.34%)。然而,銀行業按 揭貸款組合的整體素質則維持良好。

8月份按揭利率略為回順。在新批出貸款中,只有29.7%以最優惠利率再加1厘 以上的利率批出(6月份為33.8%)。

金管局副總裁簡達恆說:「雖然9月份一手市場稍為活躍,但預期整體新貸款活 動將持續放緩。」

8月份用以購買中國內地物業的貸款總額由7月份的1.16億元,下降至 1.00億元。未償還貸款總額則微升0.75%,達79.2億元。
