98年7月住宅按揭統計調查結果公布

香港金融管理局(金管局)最新的住宅按揭每月統計調查結果顯示, 1998年7月份按揭貸款活動承接最近數月的趨勢,繼續保持較 平穩的步伐。

7月份新借出貸款總額從6月份的93.8億元稍跌至93.1億 元,跌幅0.7%(6月份跌幅為1.5%)。7月份新貸款平均 金額為160萬元,亦較6月份錄得的 168萬元減少。

7月份新批出貸款總額減少9.1%,至105億元 (6月份為 116億元)。大部分新批出貸款來自一手市場物業。7月份已批 出但未被取用貸款上升6.3%,由6月份的73.6億元,增至 78.3億元。

7月份新批出按揭貸款的平均按揭比率為60%,而貸款平均合約 期為226個月。新批出貸款中99.3%是業主自用物業。

7月份的未償還按揭貸款增加0.81%,6月份增幅則為0.78%。 截至7月底止,過去3個月的按年計算未償還貸款增長率由6月份的 8.9%,增至9.2%。過去12個月的平均增長率則由6月份錄 得的16.9%,跌至7月份的13.7%。

至1998年7月為止,按揭貸款拖欠比率(過期3個月以上的按揭 貸款佔未償還按揭貸款總額的比率)微升至0.34%(6月份為 0.29%)。

7月份按揭利率略為回順。在新批出貸款中,只有33.8%以最優 惠利率加1厘以上批出(6月份為38.9%)。按最優惠利率加 50個基點批出的貸款顯著增加,由6月份的0.2%增加至7月份 的14.8%,其中大部分與一手市場交投有關。

金管局副總裁簡達恆說:「按照現時市場情況,預期按揭貸款增長步 伐將會繼續平穩。最新的貸款拖欠比率顯示住宅按揭貸款素質繼續保 持在高水平。」

7月份用以購買中國內地物業的貸款總額由6月份的1.28億元, 稍跌至1.16億元。未償還貸款總額亦微跌0.31%,至 78.6億元。
