九七年十二月住宅按揭統計調查結果公布

香港金融管理局(金管局)最新的住宅按揭每月統計調查結果顯示, 97年12月份新辦按揭貸款業務繼續放緩。

12月份新借出貸款無論在宗數上和總金額上均大幅減少。新貸款宗數下跌37%,由11月份的8,343宗下跌至12月份的 5,253宗;新貸款總額則下跌36%,由11月份的153億元下跌至12月份的98億元。12月份的新貸款平均金額則微升至 186萬元,11月份則為183萬元。12月份的未償還按揭貸款增加0.44%,11月份的增幅則為1.2%。

12月份新批出貸款總額再下跌29.8%,至84億元,反映12月份市場仍然表現呆滯。12月份已批出但未被取用貸款也顯著下跌 38%,由11月份的86億元,下跌至12月份的53億元。

截至12月底止,過去3個月的按年計算未償還貸款增長率由11月份的20.6%,下跌至9.9%。過去12個月的平均增長率也由 11月份錄得的31%,下跌至12月份的28.3%。

12月份按揭利率繼續上升,在新批出貸款中,超過半數是以最優惠利率加1厘或以上批出。

金管局副總裁簡達恆說:「鑑於已批出但未被取用貸款數目繼續減少,再加上目前市況淡靜,預期貸款活動會繼續放緩。」

12月份用以購買國內物業的貸款總額由11月份的2.71億元,增加至12月份的2.82億元。未償還貸款總額增加1.65%,至79億元。
