香港金融管理局(金管局)最新的住宅按揭每月統計調查結果顯示,十一月 份按揭貸款活動繼續放緩。
十一月份新借出貸款總額進一步下跌百分之十四點四,至一百五十三億元,而十月份錄得的跌幅為百分之二十九點八。新貸款平均金額也由十月份的一百九十五萬元,下跌至十一月份的一百八十三萬元。由於以往批出的貸款在十一月份被取用,這個月份的未償還按揭貸款總額為四千二百五十八億元,增長百分之一點二(十月份的增幅為百分之零點七)。
十一月份新批出貸款金額大幅下跌百分之四十五點六,至一百二十億元,反映十月底以來物業市場已轉趨淡靜。十一月份已批出但未被取用貸款也顯著 下跌,由十月份的一百四十七億元,跌至八十六億元,跌幅為百分之四十一 點六。
截至十一月底止,過去三個月的按年計算未償還貸款增長率為百分之二十點六,較十月份的百分之二十五點七為低。過去十二個月的平均增長率也由十月份錄得的百分之三十二,下跌至十一月份的百分之三十一。
十一月份按揭利率進一步回升。十一月份新批出貸款中,以最優惠利率批出的貸款僅佔百分之三點六,遠低於十月份的百分之九點五。另一方面,以最優惠利率加七十五個基點以上的貸款,更由十月份的百分之十一點二,大幅上升至十一月份的百分之四十六。
金管局副總裁簡達恆說:「鑑於已批出但未被取用貸款數目顯著減少,按揭貸款活動增長步伐將會繼續放緩。」
十一月份用以購買國內物業的貸款總額由十月份的三億九千五百萬元,下降至十一月份的二億七千一百萬元。未償還貸款總額增加百分之二點二八,至七十七億六千萬元。
