香港金融管理局(金管局)最新的住宅按揭每月统计调查结果显示,十一月 份按揭贷款活动继续放缓。
十一月份新借出贷款总额进一步下跌百分之十四点四,至一百五十三亿元,而十月份录得的跌幅为百分之二十九点八。新贷款平均金额也由十月份的一百九十五万元,下跌至十一月份的一百八十三万元。由于以往批出的贷款在十一月份被取用,这个月份的未偿还按揭贷款总额为四千二百五十八亿元,增长百分之一点二(十月份的增幅为百分之零点七)。
十一月份新批出贷款金额大幅下跌百分之四十五点六,至一百二十亿元,反映十月底以来物业市场已转趋淡静。十一月份已批出但未被取用贷款也显著 下跌,由十月份的一百四十七亿元,跌至八十六亿元,跌幅为百分之四十一 点六。
截至十一月底止,过去三个月的按年计算未偿还贷款增长率为百分之二十点六,较十月份的百分之二十五点七为低。过去十二个月的平均增长率也由十月份录得的百分之三十二,下跌至十一月份的百分之三十一。
十一月份按揭利率进一步回升。十一月份新批出贷款中,以最优惠利率批出的贷款仅占百分之三点六,远低于十月份的百分之九点五。另一方面,以最优惠利率加七十五个基点以上的贷款,更由十月份的百分之十一点二,大幅上升至十一月份的百分之四十六。
金管局副总裁简达恒说:「鉴于已批出但未被取用贷款数目显著减少,按揭贷款活动增长步伐将会继续放缓。」
十一月份用以购买国内物业的贷款总额由十月份的三亿九千五百万元,下降至十一月份的二亿七千一百万元。未偿还贷款总额增加百分之二点二八,至七十七亿六千万元。
