98年8月住宅按揭统计调查结果公布

香港金融管理局(金管局)最新的每月住宅按揭统计调查结果显示,1998年 8月份按揭贷款活动持续放缓。

8月份新借出贷款总额从7月份93.1亿元减少至 84.3亿元,跌幅为 9.5%(7月份跌幅为0.7%)。8月份新借出贷款平均金额为162万元, 较7月份录得的160万元为高。

8月份新批出贷款总额显著减少42.1%,至61亿元(7月份为105亿元), 反映7月及8月份物业交投处于低水平。8月份已批出但未被取用的贷款减少 52.3%,由7月份的78.3亿元减少至37.3亿元。

在8月份新批出的按揭贷款中,平均按揭比率为58%(7月份为60%),而 贷款平均合约期为217个月(7月份为226个月)。新批出贷款中 99.2%与业主自用物业有关。

8月份的未偿还按揭贷款增加0.64%,7月份增幅则为0.81%。截至8月 底,过去3个月的按年计算未偿还贷款增长率由7月份的9.2%,跌至9.1%。 过去12个月的平均增长率则由7月份录得的13.7%,跌至8月份的12.0%。

一如预期,8月份按揭贷款拖欠比率(过期3个月以上的按揭贷款占未偿还按揭贷 款总额的比率)持续上升至0.44%(7月份为0.34%)。然而,银行业按 揭贷款组合的整体素质则维持良好。

8月份按揭利率略为回顺。在新批出贷款中,只有29.7%以最优惠利率再加1厘 以上的利率批出(6月份为33.8%)。

金管局副总裁简达恒说:「虽然9月份一手市场稍为活跃,但预期整体新贷款活 动将持续放缓。」

8月份用以购买中国内地物业的贷款总额由7月份的1.16亿元,下降至 1.00亿元。未偿还贷款总额则微升0.75%,达79.2亿元。
