98年7月住宅按揭统计调查结果公布

香港金融管理局(金管局)最新的住宅按揭每月统计调查结果显示, 1998年7月份按揭贷款活动承接最近数月的趋势,继续保持较 平稳的步伐。

7月份新借出贷款总额从6月份的93.8亿元稍跌至93.1亿 元,跌幅0.7%(6月份跌幅为1.5%)。7月份新贷款平均 金额为160万元,亦较6月份录得的 168万元减少。

7月份新批出贷款总额减少9.1%,至105亿元 (6月份为 116亿元)。大部分新批出贷款来自一手市场物业。7月份已批 出但未被取用贷款上升6.3%,由6月份的73.6亿元,增至 78.3亿元。

7月份新批出按揭贷款的平均按揭比率为60%,而贷款平均合约 期为226个月。新批出贷款中99.3%是业主自用物业。

7月份的未偿还按揭贷款增加0.81%,6月份增幅则为0.78%。 截至7月底止,过去3个月的按年计算未偿还贷款增长率由6月份的 8.9%,增至9.2%。过去12个月的平均增长率则由6月份录 得的16.9%,跌至7月份的13.7%。

至1998年7月为止,按揭贷款拖欠比率(过期3个月以上的按揭 贷款占未偿还按揭贷款总额的比率)微升至0.34%(6月份为 0.29%)。

7月份按揭利率略为回顺。在新批出贷款中,只有33.8%以最优 惠利率加1厘以上批出(6月份为38.9%)。按最优惠利率加 50个基点批出的贷款显著增加,由6月份的0.2%增加至7月份 的14.8%,其中大部分与一手市场交投有关。

金管局副总裁简达恒说:「按照现时市场情况,预期按揭贷款增长步 伐将会继续平稳。最新的贷款拖欠比率显示住宅按揭贷款素质继续保 持在高水平。」

7月份用以购买中国内地物业的贷款总额由6月份的1.28亿元, 稍跌至1.16亿元。未偿还贷款总额亦微跌0.31%,至 78.6亿元。
