九七年十二月住宅按揭统计调查结果公布

香港金融管理局(金管局)最新的住宅按揭每月统计调查结果显示, 97年12月份新办按揭贷款业务继续放缓。

12月份新借出贷款无论在宗数上和总金额上均大幅减少。新贷款宗数下跌37%,由11月份的8,343宗下跌至12月份的 5,253宗;新贷款总额则下跌36%,由11月份的153亿元下跌至12月份的98亿元。12月份的新贷款平均金额则微升至 186万元,11月份则为183万元。12月份的未偿还按揭贷款增加0.44%,11月份的增幅则为1.2%。

12月份新批出贷款总额再下跌29.8%,至84亿元,反映12月份市场仍然表现呆滞。12月份已批出但未被取用贷款也显著下跌 38%,由11月份的86亿元,下跌至12月份的53亿元。

截至12月底止,过去3个月的按年计算未偿还贷款增长率由11月份的20.6%,下跌至9.9%。过去12个月的平均增长率也由 11月份录得的31%,下跌至12月份的28.3%。

12月份按揭利率继续上升,在新批出贷款中,超过半数是以最优惠利率加1厘或以上批出。

金管局副总裁简达恒说:「鉴于已批出但未被取用贷款数目继续减少,再加上目前市况淡静,预期贷款活动会继续放缓。」

12月份用以购买国内物业的贷款总额由11月份的2.71亿元,增加至12月份的2.82亿元。未偿还贷款总额增加1.65%,至79亿元。
