Residential Mortgage Survey Results for May 1998

Mortgage activity remained subdued in May 1998 according to the HKMA's monthly survey on residential mortgage lending.

The amount of gross new loans made fell by 7.3% from $10.3 billion in April to $9.53 billion in May (compared with the 18.6% decrease in April). The average size of new loans decreased to $1.69 million in May compared to $1.90 million in April.

New loans approved during the month increased slightly by 2.7% to $10.50 billion ($10.22 billion in April). Loans approved during the month but not yet drawn also edged up by 2.9% from $6.44 billion in April to $6.63 billion in May.

The amount of outstanding mortgage loans increased by 0.68% in May, compared with 0.73% growth in April. The annualised rate of growth of outstanding loans in the three months to May dropped to 11.7% from 11.9% in April. The average change over the last twelve months decreased to 19.0% from 21.4% in April.

On the pricing front, mortgage rates remained quite stable with 58.1% of new loans granted at more than 1% above BLR (compared with 58.8% in April).

"In view of the low level of undrawn lending commitments in May and the current market conditions, loan growth is expected to remain modest in June," said Mr. David Carse, Deputy Chief Executive of the HKMA.

Gross loans for the purchase of properties in Mainland China remained unchanged at $122 million in May. The amount of outstanding loans decreased marginally by 0.24% to $7.97 billion.
